Is a Gazette required for property records name change?
Yes, absolutely. Sub-registrar offices, revenue departments, and municipal corporations require a Central Gazette Notification as the mandatory legal proof to update the owner's name on sale deeds, revenue records, and property tax records. It is universally accepted across every state, and without it, your application will be rejected.
Important: the original sale deed cannot be modified — it's a historical registered document. The Gazette Notification serves as the legal bridge: the sale deed retains the old name, but a corrigendum is registered linking the old name to the new name via the Gazette. Revenue and municipal records then reflect the new name directly.
Property Records Covered
A single Central Gazette works for every one of these — but each requires its own update application.
Sale Deed Corrigendum
The original sale deed keeps the old name; a corrigendum/declaration is registered at the sub-registrar office linking both names via the Gazette.
Revenue Mutation (RoR)
The revenue Record of Rights (RoR / land register) is updated by the Tehsildar / Talati with the new name reflecting on the current record.
Khata / Patta / 7/12 Extract
State-specific ownership records — khata in Karnataka, patta in Tamil Nadu/Andhra, 7/12 in Maharashtra, jamabandi in Punjab/Haryana, khatian in Bengal/Odisha.
Municipal Property Tax
House tax and water tax records at the Municipal Corporation are updated separately using the same Gazette + updated revenue record.
Society Records & RWA
Housing society share certificate, RWA member records, and maintenance ledger updates via a formal application + Gazette.
Utility Connections
Electricity, water, gas, and broadband connections in the property owner's name — each utility updates with the Gazette + updated Aadhaar.
State-by-State Terminology & Portal
Same Gazette works everywhere — but the record name and update portal differ by state.
